Three numbers that tell you what a property is actually worth.

These are not marketing metrics. They're the numbers that determine whether a property builds wealth or just looks good on paper.

Average Area Growth

The 10-year annualised capital growth rate of the suburb — not the vendor's projection, not developer marketing. Actual CoreLogic data on where median values have moved.

What good looks like: 5%+ p.a. over 10 years in a suburb with structural demand drivers — employment, infrastructure, population.

Top Up Needed

The weekly cash shortfall between rental income and your full mortgage, insurance, and rates costs. This is what you actually need to fund from your income — and it drives whether you can hold the property long enough for growth to matter.

What good looks like: Under $300/wk for most investors. Properties requiring $600+/wk top-up carry concentration risk few portfolios can absorb.

Long Term ROI

Internal Rate of Return over a 15-year hold — blending capital growth, rental income, debt reduction, and all holding costs. This is the single number that tells you whether the total return justifies the total risk.

What good looks like: 10%+ p.a. ROI puts investment property ahead of most alternatives after adjusting for leverage.

Area screening

We screen suburbs on 10-year median growth, rental yield trends, infrastructure pipeline, and population projections.

Property analysis

Each property is modelled across 15 years — growth assumptions, rent escalation, lending costs, rates, insurance, and maintenance.

ROI threshold

Only properties clearing our ROI threshold and top-up limit make the shortlist. Most don't. The ones that do are shared with registered investors.

Full advisory support

If you proceed, MMFG structures your lending, reviews your overall portfolio position, and ensures the property fits your financial plan.
